The Group's regional development strategy and financial capacity will continue to provide mixed tenure neighbourhoods that offer homes for rent, sale as well as appropriate commercial and community facilities.

Our priorities are:

• Setting regional investment strategies which reflect the housing and regeneration needs of individual regions/sub regions
• Targeting the majority of new affordable housing to the Major Development Areas, and Scotland, but within mixed tenure neighbourhoods
• Increasing access to home ownership in areas where there is an imbalance of supply, particularly where renewal of housing markets is required
• Building on the success of masterplanning in Walker Riverside, to provide holistic regeneration services in partnership with communities and stakeholders
• Utilising all the Group’s skills to create sustainable places with community facilities, like nurseries. We will ensure developments are mixed tenure, meet Eco Homes standards and are built in line with the Group’s design and sustainable development code
• Delivering supported housing to meet local priorities that promote social inclusion and that are flexible, tailored and innovative as well as providing value for money.
• Developing initiatives that widen tenure choice and add growth to the local economy, through schemes like live-work

Development services and activity are delivered from a network of main Area offices, within region. We have a team of development directors across the regions are supported by development managers and their teams which enable us to meet local and large scale development needs. There are also Area Customer Liaison Panels and these together have a wide strategic role in meeting local housing needs, improving services and creating sustainable mixed communities.
